The EDA has ongoing maintenance and repair responsibilities for the three garage structures it owns in City Center at Oyster Point: Merchants Walk Parking Garage (built in 2002), Mariners Row Parking Garage (built in 2006) and Fountain Way Parking Garage (built in 2006). Aside from minor repair and upkeep, none of the garages have undergone substantial maintenance work. Two of the three garages, Merchants Walk and Mariners Row, were deemed in need of certain preventive maintenance and repair work.

The Merchants Walk Garage has undergone a number of repairs ranging from mortar and cement repair work at entrances and in stairwells, to reinstallation of structural fireproofing materials, to replacement of expansion joint fill material. At the same time, the EDA has engaged a contractor to replace the existing lighting system in the Mariners Row Garage with a new LED lighting system. The contractor will also be replacing the outdated battery backup system with a new diesel backup generator capable of providing emergency power to the lighting system and garage elevators. Performing this work ensures the structures are kept in good operating order and for the longest structural lifespan possible.
